November is a great month to think about what we are thankful for – our thoughts go to all of the blessings that we have in our lives.  It is humbling to stop and think of all that we have, and all those we have who love us.  I am thankful for you today, and the place you have in my life!  I do hope we will see each other very soon, and I challenge you to commit yourself to being thankful every day for something or someone that makes your life better!

INFO THAT HITS US WHERE WE LIVE…September home sales were at the third highest monthly level since late 2009, when the home buyer tax credit was about to go away. The two months that scored higher than September were this July and August.Existing Home Sales are at a 5.29 million annual rate, up 10.7% over a year ago. The median price is up 11.7% from a year ago, the tenth month in a row of double-digit year-over-year gains. The months’ supply is at 5.0, versus the 5.4 level of a year ago. For those worried about affordability, HousingWire recently reported that the average household can afford to live in at least 80% of the homes on the market. Buyers, no longer worried about values dropping, pushed purchase mortgage applications up 1% for the week ending October 18, according to the Mortgage Bankers Association.

Is Your Home Ready for Winter?

Here are 10 quick tips to help ensure you are ready

  1. Find & Fix Leaks - It’s obvious, but those are the biggest energy killers in your home.  Check the weather stripping on all doors, feel around windows for drafts on cold days, and get them fixed!
  2. Clean your Gutters - If you have trees around your home, you will likely have leaves in your gutters.  Make sure you get those cleaned out, or you could have clogged drains which leads to leaks and you could potentially have water seep into the home.  It’s also important to be sure that your downspouts carry water away from your home’s foundation, where it could cause serious damage.
  3. Check your heating system - If you haven’t yet, turn it on now, and be sure that it’s working.  It never hurts to have the system serviced annually anyway, just to be safe.  Many times you can get the service done for $100 or so — worth the peace of mind!
  4. Free your windows - During the hot months, solar screens help to keep your home cooler.  During the colder months, you want all the extra (free) heat you can get!  Take down & store those solar screens until the heat returns.  It will also make your home feel significantly brighter, which can improve your spirits during these shorter days.
  5. Reverse your fan - It’s a little thing, but it makes a BIG difference in your general comfort.  During the summer, you want to push air across your body to feel cooler.  But as we remember from school days, hot air rises – so let your fan get that warm air down where you are to warm you up without cranking the heater back on.
  6. Wrap your pipes - Hose bibs are the easiest fix; most home improvement stores have a cheap device to insulate those.  Then go looking for any other exposed pipes (like in crawl spaces & garages).  You can get pipe wrap sleeves from the home improvement stores as well.  Lastly, make sure that your sprinkler system is ready for the weather — take appropriate precautions to be sure your system (especially if you have an exposed backflow device) is protected.
  7. Have you ever cleaned your chimney? - Many of us in Texas don’t use them much, but it may still be a good idea to get it cleaned if you’ve never done so, or haven’t in a long time.
  8. Check your smoke detectors - There’s nothing worse than waking up at 3:00AM to the chirping of a low battery in your smoke detector.  Don’t let that happen to you.  Change all the batteries at least once a year, and you should never have that awful wake-up call again!  Also, if your detectors are more than 10 years old, fire officials say you should replace them.  It’s also a good idea to test your detectors at this time, as well as making sure you have working fire extinguishers — and that you know how to use them!
  9. Are you well insulated? - One of the biggest reasons for energy loss year-round is insufficient attic insulation.  It can cost a little more money to get this fixed, but it can really make a huge difference on your electricity bill!  The easiest rule of thumb for self-diagnosis is to look in the attic, and if you can see ceiling joists, you likely don’t have enough insulation.
  10. Check your ducts - The U.S. Department of Energy says that a home with central heating can lose up to 60% of it’s heated air before the air reaches the vents.  Have a trusted professional check your ducts and make any needed repairs.
